Building Digital Operators™: Allthings building the next Generation of Tenant

Allthings, proptech pioneer and leading provider of a modular, open tenant platform, is expanding its target picture: In future, Allthings will support property owners and their service partners beyond the existing platform to develop the real estate operations organisations of the future from scratch. These organisations - called "Digital Operators" by Allthings - overcome today's lack of networking on the software side. Digital Operators are set up in a future-oriented industry architecture with a new division of roles among the partners involved and are thus 30% more efficient, tenant-oriented and focused on sustainability from the very beginning. To this end, Allthings provides comprehensive, new development toolkits and building blocks under the leadership of founder Stefan Zanetti.

In recent years, the PropTech scene has brought numerous solutions to market maturity, each of which works well on its own. However, individually functioning building blocks with different partners are not enough to ensure a truly efficient and tenant-centred operation of real estate. The challenges now lie in combining good solutions into a seamless, digitally functioning, open ecosystem, across multiple parties.

Together with leading clients such as Halter, HIAG and Value One, Allthings has therefore designed a target picture for digital operators over the past 12 months. Digital Operators, developed systematically and in an agile process with clients, are up to 30% more efficient compared to today's split process landscape, especially in the Commercial Real Estate market. They are characterised by a maximum degree of automation, a high level of standardisation and the elimination of processes that do not add value. At the same time, you increase tenant satisfaction through 100% coverage of all incidents and meet the new regulatory sustainability requirements in operations right from the start.

Eric Aplyn, CEO of Allthings, says: "Allthings is ideally positioned to help real estate industry trailblazers build digital operators. Our tenant platform has long included a powerful integration infrastructure and comes with the largest partner ecosystem in our core markets. We are now expanding our service offering on this basis."

In addition to the proven communication and service platform, Allthings now offers various coordinated development packages with all the necessary instruments such as a process toolbox, roadmapping tools and ROI calculators for setting up digital operators. Stefan Zanetti, founder of Allthings, takes responsibility for these services and, together with technology partners from the areas of applicant management, ERP, CRM, CAFM, tradesman management, data room providers and analytics / BI / AI providers, is driving the development of fully integrated platforms for digital operators. In addition, Allthings cooperates with leading consultants such as Advicum Consulting and Tend on specialist topics and market launches.

Representing the voice of many real estate owners and service providers, Dr Andreas Köttl, CEO of Value One Holding AG in Vienna, says: "Only operated properties are good and valuable properties. For this mantra of Value One, we have been looking for an entrepreneurial approach to operations for years. The target image of a digital operator fits perfectly with our operational approaches in the residential, student housing, office and hotel sectors. In particular, we like the focus on efficiency plus tenant satisfaction plus sustainability."
